What Is an Insurance Umpire — and Why Does It Matter?

When a property insurance claim reaches an impasse between the policyholder and the carrier, the appraisal clause provides a structured path to resolution. At the center of that process stands the umpire — a neutral third party with the authority to issue a binding award.

The Appraisal Clause

Most property insurance policies contain an appraisal clause that allows either party to demand appraisal when there is a disagreement about the amount of loss. Once invoked, each side selects a competent and impartial appraiser. Those two appraisers then select an umpire.

The Umpire's Role

The umpire does not represent either party. Their job is to review the positions of both appraisers, conduct any additional inspections necessary, and issue a binding award when the two appraisers cannot agree. The award is final and enforceable.
